Planning & Approvals

We prepare and submit planning applications and Building Regulations drawings, so your project meets every statutory requirement.

A good design needs the right approvals to be built. We prepare and submit planning applications and Building Regulations drawings, making sure every statutory requirement is met. This stage corresponds to RIBA Stages 3–4.

Planning applications

We prepare the planning application, submit it and liaise with the local authority throughout the approval stage. Before any application, we assess whether your proposal needs planning permission or can be built under permitted development rights, so you know the route from the start.

Building Regulations drawings

Following planning consent, we coordinate with structural engineers and drainage consultants and produce a comprehensive package of Building Regulations drawings and construction information to support the delivery of the project.

Planning permission and Building Regulations: what is the difference?

Planning permission considers whether a proposal is acceptable in its location and appearance, taking into account neighbours, daylight, privacy and local policy. Building Regulations set technical standards for how a building is constructed. Most projects need to address both.

Where we work

We prepare applications for homes across London and Kent, including Sevenoaks, Tunbridge Wells and Tonbridge. See all the areas we cover.

Frequently asked questions

Do you deal with the local authority for us?

Yes. We prepare and submit the application and liaise with the local authority throughout the approval stage.

Will my project need planning permission?

It depends on the property, its location and the scale of the proposal. Some projects can proceed under permitted development rights, others need a planning application. We assess this at the start.
